What Are the 5 Types of Building Construction?
- Posted by Tech 24 Construction
Did you know that there are different categories for construction projects? From office construction to restaurant construction, each type of building falls into a specific category, and that category determines which laws and regulations the project must adhere to. For this reason, it is essential to understand the different types of construction projects.
Commercial Construction
Commercial construction involves building properties that will be used for commercial properties. Although many people automatically think of grocery stores or boutiques when imagining these buildings, the term encompasses a much broader range. Skyscrapers, which are typically multi-use buildings, as well as sports arenas, private schools, and hospitals, are all considered commercial properties. This type of construction requires heavy machinery, specialized skills and a large amount of capital, and few contractors do work at this level. Those who do work with architects and special engineers to draw plans for buildings that are safe, functional and beautiful. This common type of construction can take years to complete.
Residential Construction
Some contractors prefer to use their talents to build homes for other people. Of course, single-family homes are part of the residential construction umbrella, but other types of residences fall into this category as well. Duplexes, small apartment buildings, and condominiums are often considered residential construction as well. Other residences include apartment buildings, nursing homes, and dormitories, although it is important to note that some areas consider anything with more than four units to be a commercial building. Residential properties typically have stronger regulations and codes since people live in them for extended periods of time.
Industrial Construction
The smallest category in the construction industry, industrial construction involves building very large buildings or complexes. Most often, this means manufacturing plants or warehouse complexes, but this category also covers solar wind farms, power plants, refineries, and similar properties.
Highway and Heavy Construction
Construction isn’t just about erecting buildings. Highway construction involves building highways and other roads, as well as alleys, parking lots and even airport runways. Heavy construction takes it a bit further by putting in sewer lines, building bridges and dams or performing dredging projects.
State and Federal Construction
Certain buildings fall under the category of being a state or federal construction project. State projects include any project ordered by a county, city, public school board or another type of state-funded entity. Bridges and public schools are examples of state projects. Like state projects, federal ones can be simple or complex. They also include courthouses, flood control, and similar projects. The difference between the two is who owns the project.
